The maximum number of people in the house will not exceed eight at any time and will coincide with the numbers provided when booking. Please be respectful of our neighbors and no excessive noise from 10:00pm - 8:00am in line with town ordinances. A non-recording decibel device is on-site. Booked guests and anyone in their party agree to use the property, including the swimming pool, at their own risk, and will not hold the property owners or managers liable for any and all eventualities. The water at the house is supplied by an underground well where regular usage needs to be maintained. Please do not use in excess. Minimum age for primary renter is 30. No parties or events. No pets. Owners reserve the right to access the property for audit purposes should there be a clear violation of the rules. A non-recording decibel device is located on the veranda.

We had a wonderful visit. Loved this house and can't wait to book it again! The owners were very easy to deal with and very communicative. The location is perfect -- very easy to get to the stores in Middletown and easy drive to Newport. It is a great house for a family!

709 Aquidneck Avenue is centrally located for exploring Middletown and Newport. Car: Most guests find a car convenient for exploring local beaches, Newport’s mansions, and the wider Aquidneck Island. Ride-share: Uber and Lyft operate reliably across the island, including late evenings. Public transit: RIPTA bus routes run along Aquidneck Avenue and can take you to downtown Newport and other island spots. Bikes & scooters: Rentals are available nearby if you’d like to enjoy the island at a slower pace. Newport’s Cliff Walk and beaches are a short ride away. Parking at the Property On-site parking: There is ample parking in the driveway for a maximum of six cars. Please pull up the long driveway (look for the 709 mailbox from the main road) and park near the house. Garage access: You may also use the garage if desired; the garage door code is provided in your check-in instructions. The garage also has a ChargePoint HomeFlex Level 2 EV Charger. Street parking: Street parking is restricted and not recommended for overnight stays.
